The federal government of Ethiopia, through the Millistry of Works alld Urban Developmelltrn(MWUD) alld the Addis Ababa city Governmellt, has launched (I project, as part (!f urbanrnrenewal and densification programs for the city, to built a target of roughly 300,000 "low-costrnhousing" condominium units annually for 5 years since 2003/4. Since then 60,276rncondominium housing units have been constructed and transferred to beneficiaries.rnThe study sites include three sites of condominium /lOusillg at kirkos sub-city: Meslie/~flower,rn34-meda and Temenja-yaj sites. These three sites are highly accommodated by dislocatedrnpeople who were transferred from distant places due to condominium housing lottery andrnthose due to del'eiopment activities. A sample population of 50 household heads (J 1% of therntarget population of 448) was com'idered using purposive sampling technique. Instruments torndig out the necessary data: Questionnaires,/ Focus Group Discussions, Inten'iews alldrnObservations were used, which basically looks at the demographic, socio-cultural amirneconomic profile of the respondents amtproblems they have faced.rnDemographically, 68' % of the respondents fall within the age group of 25 ami 45, which lirernproductive grou/,s. On tfte other hand, 34% respondents are female-headed, addressing tlternissue of gender and the strategy provide(L On the economic and socio-cultural situations of'rnoWller-occupiers in the new sites, they have faced major challenges in terms of the housingrncOllditiolls; weak social interaction related to traditional institutions and neighborhood-theyrnhave lost their previous neighbors alUl other social institutions including the a'llilability (!frnCOli/lilli/wi utilities wit/lOut use with shortage and less proportionality. Moreover, there is nornappreciable residential satisfaction. Because, residential satisfaction is not only il!tluenced byrntlte availability of housing unit, but also by tlte services attached to the dwelling unit, thernsettillg or the surrounding neighborhood, as well as . social bonds with in the residentialrncomlllullity. Besides, the exi~·ting housing policies and legi.~/ations have an intention to solvernhousing problem (,llOrtage of IlOusing unit- tenure security) of the people ill I{eneral andrnellsure beneficiaries their right by law as jilY as the issue of possession by providing (!tfimlablernhouses particularly to those low and middle-income groups. However, tlte doubt ofiJ!tormantsrnrest on the implementation and efJiciency of the program in addressing the economic andrnsocialfabrics of the affected groups.rnFinally, the study concluded by providing pO~'sible recolllmendations liS amode~·t cOlltributionrnto the progressive condominiulII housing program, and would help to improve program relatedrnproblems.
