Current practice of the real estate industry shows that it is a rare event that thernprojects are completed on the scheduled time, budgeted cost, and desiredrnquality because the construction projects experience a tremendous amountrnof delays. Timely completion of construction project is a major criterion ofrnproject success. The need to control the causes of delays during thernconstruction process comes out when the number of delay project has beenrnincreasing from time to time. Hence, it is essential to identify the causes of thisrnproblem from the early stage of construction project. The objectives of thisrnstudy are to study the causes of delay in term of frequency occurrence andrnseverity effect. A total of 70 contractors and consultants with an experience inrnconstruction of private real estate project are involved in the study. Arnquestionnaire survey was conducted to identify the significant causes of delayrnin order to avoid or minimize their impact on construction project. Thernperspective of contractors, consultants and client has been analysed andrnranked based on Relative Important Index (RII). The study indicate that the toprnmajor causes of delay were ´Owner interference´, ´Frequent change orders´,rn´Long waiting time for approval of tests and inspection´, ´Shortage ofrnconstruction material´, ´Mistakes in design documents´, ´Inappropriaternorganizational structure linking all parties involved in the project´, ´Mistakes andrndiscrepancies in design documents´, ´Discrepancies in contract document´rnand ´Delays caused by subcontractors´. In addition, the top major effects ofrndelay were; time overrun, cost overrun, dispute, arbitration, litigation andrnabandonment.
