The objective of this study is to identify the causes of construction project delay on thernfive ongoing projects of TL foundation specialists that are only located in Addis Ababa. In order to do that dif erent delay causing events have been listed under the five mainrncategory groups, to identify which event is more important cause of delay than the otherrnis, RII value have been used . To collect the needed data questionnaire and interviewrnwere used, using a census method questionnaire was distributed to all the skilledrncontractors, clients and consultants that are related to the projects of TL foundationrnspecialist. The Result show that the top ten main causes of delay in the case of TLrnfoundation specialist ongoing projects are : (1)Lack of local construction materials inrnmarket;(2) Low quality construction materials;(3) Availability of local materials andrnsourcing;(4)Machineries distribution problem;(5)Late start & resource mobilization tornsite;(6) Dif iculty in project financing ( Low financial system);(7) Suspension of works;(8)rnLack of availability of imported construction materials and goods on market;(9) Delay inrnprogress payments for completed work;(10) Financing dif iculty .Recommendationsrndepending on the results of the study was also given .Out of this the main suggestionsrngiven is, since most of the time delay is caused because of lack of equipmentâ€™s, Lowrnquality of machines and not being available in the local market contractors should bernable to handle and be ready with martials that have better quality and also should importrnall the needed machinery to execute the project. Clients should pay depending on therncontractual agreements.
