Design Bid Build (DBB) project delivery method is a traditional project delivery commonly applied within the Ethiopian construction industry. It is prone to several integration issues amongst main construction parties as the owner issues two separate contracts for the consultant and the contractor. The 40/60 construction project, suffer from lack of full team integration, high degree of inefficiencies and reworks, loss of significant project information between stakeholders which leads to several disputes, claims and change orders which ultimately led to cost and time overruns. The main objective of this study was to assess the performance of Design-Bid-Build project delivery method in 40-60 Saving Houses Construction Project. The study evaluated the level of integration among parties in the project, identified major integration issues and assessed the overall performance of the project. A paper based questionnaire was distributed to 161 respondents (48 client, 28 consultant, 88 contractor and 2 gov’t body professionals) involved in the project; where 151 papers (45 client, 25 consultant, 79 contractor and 2 regulatory body professionals) were returned. An in-depth interview was conducted with 7 professionals, (4 from client, 2 from consultant and 1 from contractor) to obtain detailed data on the subject matter. The level of integration among project parties was found to be very minimal in 40-60 Saving Houses Construction Project. Relative importance index (RII) was used to analyse and rank the integration issues found in the project. The top five major integration issues ranked by respondents were lack of coordination among parties, lack of effective communication among major construction parties, lack of standard design and specification, lack of inclusive decision making process among parties and lack of integrated planning and scheduling among parties. Earned Value Analysis (EVA) was performed for all branches, which resulted that the project has been significantly over budget and behind schedule. Based on analysis result from questionnaire data, both the cost and schedule performance of the project were poor where the quality performance has been found to be fair. The study finally recommended the project parties to work as an integrated team for better and enhanced project output and for the client to consider employing other project delivery methods that promote integration amongst project parties.
