Delay is generally acknowledged as the most common, costly, complex and risky problemrnencountered in construction projects. Because of overriding importance of time for bothrnthe owner (in terms of performance) and the contractor (in terms of money), it is thernsource of frequent disputes and claims leading to lawsuits. The primary concern of thesernarguments is answering the question of the extent of each contracting partyâ€™srnresponsibility for the delayed projects and extra cost incurred. Consequently much hasrnbeen done to avoid disputes related to delays.rnThe research reported in this thesis was initiated to investigate these issues byrnconsidering the case of Addis Ababaâ€™s LRT construction, towards developing a frame workrnfor improving delay analysis. The methodology adopted in undertaking this research wasrnthe mixed approach involving a detailed review of the relevant literature followed byrnquestionnaire survey and interviews to investigate the variables identified in more depth.rnThe data collected were analyzed, with the aid of excel, using descriptive statisticsrnapproach.rnThe research has revealed that the LRT construction project underway is exposed to delayrncaused by delayed site handover and right of way, lack of coordination with thernstakeholders, delayed external work due to public agencies and poor economic conditionsrnresulting time and cost overrun and several claim requests. In addition it was found out inrnthe literature that methodologies for analyzing delays are different in various waysrnleading to difficulties and disputes associated with delay analysis. Therefore, best practicernrecommendations for avoiding the causes of delays identified and a model for assisting thernanalyst in selecting an appropriate delay analysis methodology for any claim situationrnwere provided.
